Sales: Last month I mentioned that we would be seeing an
increase again in overall sales from month to month and that rang true. In June, there were 1186 homes and condos
that sold. That’s up from the 1078 that
we saw sell in May. We did experience a jump in inventory from May with 1714
homes coming onto the market. We are starting to see a bit of a slow down in
the market with pending sales decreasing slightly from May and also making a
slight drop from June of last year.
Price Points: Maintaining our market’s consistency, the
majority of sales were in the $250,000 and under price point. However, we did
see a slight decrease in the amount of total sales that price point normally
accounts for. In June 69% of the total
sales were of homes that sold for $250,000 or under. We normally see anywhere
from 73 to 75% of the total sales in that range. So where did that extra amount
go? Well, we saw a jump in sales made from $250,000 to $500,000. That range
accounted for 26% of total sales. We also saw an increase in the upper end
market which consisted of 5% of the total sales last month. That’s an increase
from the usual 3-4% that we’ve been seeing month to month on a pretty regular
basis.
